Role Overview

The Senior Building Surveyor is responsible for overseeing multiple projects, providing clients with expert guidance and oversight in the assessment, management, and enhancement of construction projects. This role involves conducting detailed building surveys, delivering technical solutions for structural and maintenance issues, and ensuring compliance with health and safety regulations. The Senior Building Surveyor leads project teams, liaising closely with contractors and clients to deliver safe and efficient building solutions. This role also requires effective risk management and advice on building legislation and sustainability practices.


Responsibilities

Organisational and Time Management Skills: The ability to oversee multiple projects and organise own time and deadlines to meet differing client needs.

Accuracy and Due Diligence: The ability to identify, assess, and mitigate risks with excellent technical attention to detail. Strong technical and planning skills to ensure commissions are profitable.

Effective Communication: An ability to communicate, influence and negotiate clearly and effectively across all levels, with clients and external stakeholders. Comfortable leading meetings with internal and external stakeholders.

Team Work and Collaboration: Good leadership capabilities through building healthy team and client relationships, fostering a positive and cooperative work environment.

Technical Knowledge & Skills: The ability to analyse complex situations, identify issues, and develop effective solutions.  The ability to understand the administration of building contracts, applying commercial project management knowledge, so projects are delivered on time, within scope and to budget.

Knowledge Development: To maintain and establish knowledge on industry trends, regulations and best practice.

 

Qualifications

  • Education: Degree or Equivalent Experience in Building Surveying
  • Professional: MRICS/MCIOB, CIOBE or equivalent.
  • Software/IT Tools: AutoCAD Viewer, JCT Contract Software, NBS, GoReport and MS Projects
  • Driving License: Yes

Experience: 

It is essential anybody coming into this role has experience working within the construction industry as a building surveyor working on projects from feasibility to completion. Typically, we would look for somebody with a minimum of 5 years relevant experience having achieved professional status or being close to achieving. They should have knowledge in the following Regulations applicable to the Building Industry with the ability to identify, assess and mitigate risks within complex situations :

  • Building Safety Act and Regulations
  • Building Safety Act (plus amendments)
  • Construction (Design and Management) Regulations 2015.
  • BICS Professional Competence (APC) core competencies (Level 3).
  • JCT Joint Contracts Tribunal Forms of Contract.
  • NEC - New Engineering Contract Administration

Desirable Experience

  • PQS experience.
  • Qualification in fire safety standards and fire risk assessments.
  • RICS External Wall Systems qualification.
  • Institute of Party Wall Surveyors qualification
  • Familiarity with public policy, funding mechanisms

What We're Looking For

  • Managing multiple projects at one time whilst acting as the client's main point of contact in providing sound advice and design coordination.
  • To calculate fees and produce fee proposals for building surveys, and ensure the fee tracker is kept up to date with relevant information, ensuring that aged debt is chased accordingly.
  • Providing advisory service to clients on a range of building and property issues, including technical, financial, legal, environmental, regulatory and restoration matters.
  • Providing clients with timely advice in relation to legal and planning issues, including managing the planning and building regulations application process. Liaising with local planning bodies to ensure that projects meet safety, sustainability and preservation standards. Fulfilling the role of Contract Administrator and/or Employer's Agent when required.
  • Carrying out building surveys to a consistently high standard across multiple construction projects at any one time.
  • Overseeing on all technical reports/information in relation to commissions.
  • Delivering and leading on PPMs (Planned Preventative Maintenance), Fire Compartmentation, Schedule of Condition, Dilapidations and Party Wall services to clients
  • Providing clients with advice on property alterations, improvements, extensions and the deterioration of defects of properties.
  • Providing clients advice and support (and monitoring) with unexpected damage (fire, flood) on property including assessing the condition and any defects in the building. Assisting with insurance claims or a financial settlement where required.
  • To assist and oversee any small-scale building works when architects are not required.
  • To work closely with other service divisions, such as Cost Management and Projects, to ensure that collaborative client projects are delivered on time, within scope, and to budget.
  • Attending conferences and networking events. Building new business contacts/networks.
  • Attending site meetings and internal meetings as required to assist with communication and collaboration.
  • To seek guidance from senior colleagues when required. Supporting and guiding junior members of staff with internal protocol and technical skills/knowledge.
  • To lead and guide junior members of staff with internal protocol, change initiatives, including carrying out ‘people practices’ such as appraisals, one2ones. 
  • Identify opportunities for process improvement, champion change initiatives, and implement processes that drive organisational efficiency and innovation.
  • The monitoring of internal resourcing and workload within the team. Support recruitment when required.
  • To maintain and establish knowledge on industry trends, regulations and best practices through attendance to CPDs

The role also requires strong leadership and supervises staff while meeting client expectations.
